MEGAWORLD TO INVEST P30B TO EXPAND OFFICE PORTFOLIO

Megaworld, one of the Philippines’ leading property developers, is set to invest P30 billion over the next five years to expand its office portfolio. The investment will fund the construction of new office buildings as well as the rejuvenation and enhancement of existing office developments across its townships nationwide.

These new office projects will rise in key growth areas such as Bulacan, Pampanga, Bacolod, Iloilo, Cebu, Davao, Metro Manila, and other emerging townships. All developments will be LEED-registered and certified, featuring sustainability-driven designs and state-of-the-art amenities aimed at meeting the evolving needs of modern businesses.

“We’re optimistic about the office market in the Philippines, particularly with the influx of international companies establishing or expanding their presence here. The demand for office spaces is surging not just from BPOs, but also from traditional industries,” says Kevin L. Tan, president and CEO of Alliance Global Group, Megaworld’s parent company.

In the first quarter of 2025 alone, Megaworld launched office towers with a combined 60,000 square meters of gross leasable area (GLA) in its provincial developments, including Enterprise One in Iloilo Business Park, No. 1 Upper East in Bacolod, and Pasudeco Tower in Capital Town, Pampanga.

The company is also set to unveil an additional 50,000 square meters of office space within the year, focusing on Bacolod, Iloilo, and Cebu.

In 2024, Megaworld announced an ambitious goal of reaching 2 million square meters of gross leasable office space by 2030. With 1.6 million square meters already in its portfolio, Megaworld is the largest office developer and lessor in the Philippines.

Megaworld also continues to lead the office market in Bonifacio Global City (BGC), where it commands nearly 900,000 square meters of office space, solidifying its position as a key player in the country’s office real estate sector.

With its strategic expansion plans and focus on sustainability, Megaworld is poised to redefine the future of office spaces in the Philippines.
