The 13th PropertyGuru Philippines Property Awards shone the spotlight on the countryβs top developers at Shangri-La The Fort, presenting nearly 70 golden trophies to more than 30 industry leaders across Luzon, Visayas, and Mindanao.

Robinsons Land emerged as the biggest winner, taking home Best Developer for the fourth straight year, alongside Best Luxury Developer and Best Sustainable Developer. Its projectsβ The Mall | NUSTAR, work.able GBF Center 1, and The Victor at Bridgetowneβalso received top honours. Chairman Lance Y. Gokongwei was awarded the inaugural Life Achievement Award for his decades-long contributions, including expanding RLCβs portfolio and investing in renewable energy.
RLC Residences and Robinsons Offices also brought home multiple accolades, while The Velaris Residences North Tower, a joint venture with Hongkong Land, won Best Condo Development (Philippines). In hospitality, Robinsons Hotels and Resorts earned Best Operational Hospitality Portfolio and was recognised for Fili Hotel Bridgetowne.


Strong regional representation defined this yearβs winners. Cebu Landmasters, Inc. dominated Visayas and Mindanao, securing both Best Developer titles and several project awards. Damosa Land, Inc. was named Best Boutique Developer, with recognitions for Agriya Gardens, Kahi Estates, and Bridgeport Park. Other Mindanao winners included Alsons Development for Avia Estate and Narra Park Residences Avia.

In Luzon, Robinsons Land again led the pack, joined by Fiesta Communities Inc., which was awarded Best Affordable Housing Developer, and Aboitiz InfraCapital Economic Estates, recognised as Best Industrial Developer for its LIMA Estate projects. Aboitiz Land, Inc. also stood out with Seafront Residences. Its president and CEO, Rafael Fernandez de Mesa, received Real Estate Personality of the Year for pioneering sustainable, mixed-use communities.
Other notable winners included SM Prime, recognised for SM Mall of Asia Complex and Batangas projects; Johndorf Ventures Corp. for Johndorf Tower and Plumera Mactan; Primehomes Real Estate Development, Inc., named Best Breakthrough Developer; and Torre Lorenzo Development Corp., with wins for Tierra Lorenzo Lipa and Dusit Princess Lipa City.
Beyond design and development, the awards also highlighted ESG excellence. RLC Residences won for both Sustainable Design and Energy Efficiency, while RLove by Robinsons Land Foundation was honoured with the Social Impact Award. I-Land, Inc. likewise received recognition for sustainable design and I-Land Residences Sucat.
Celebrating its 20th year in Asia, the PropertyGuru Awards continue to raise the bar in real estate. Organisers noted that this yearβs winners exemplify innovation, resilience, and a strong commitment to sustainability, setting new standards for urban development across the Philippines.
