Leading property developer Megaworld is further expanding its residential offerings in Pampanga with the launch of Saint-Marcel Residences, a Parisian-inspired, 17-story condominium in the 35.6-hectare Capital Town in the City of San Fernando. This new development will add 361 smart home units to Megaworld’s growing portfolio in the area, bringing the total inventory in Pampanga to over 1,300 units.
Saint-Marcel Residences will feature a range of unit sizes, including Studio (24 sqm), One-Bedroom (up to 59 sqm), Two-Bedroom (up to 75 sqm), and Three-Bedroom (up to 103 sqm), with options for lanais or balconies to complement the spacious layouts.
“There’s a continued demand for themed residential properties in Capital Town, and Saint-Marcel Residences is designed to cater to young, well-traveled Kapampangans looking for a community-centric lifestyle,” says Eugene Lozano, Senior Vice President for Sales and Marketing, Megaworld Pampanga.
Located at the corner of Wilshire and Chelsea Streets, the development will be set in a quieter section of Capital Town, close to a vibrant commercial strip and a planned transport hub, while just a short walk from the township’s rainwater park.
The striking white façade of Saint-Marcel Residences draws inspiration from modern French architecture, featuring expansive windows for natural light, clean lines, and floral accents at the podium. The tower’s minimalist design will create a refreshing aesthetic, enhanced by balconies offering outdoor living spaces.
Inside, the high-ceiling lobby will greet residents with a mix of earth and pastel tones, wood finishes, large windows, and eye-catching chandeliers. The third-floor amenity area will house a range of exclusive facilities, including Bistro Marcel, a bi-level private dining room with a fully-equipped kitchen, and the province’s first outdoor fitness area with energy-generating equipment. Additional amenities include a pilates studio, adult and kiddie pools, a trellised lounge, outdoor play areas, and a function room for over 100 guests.
Saint-Marcel Residences will also be the first in Pampanga to offer wireless smart home systems, allowing residents to control lighting and appliances remotely through a dedicated phone app. Sustainability features like low-flow fixtures, occupancy sensors, energy-efficient equipment, and a rainwater harvesting facility will further enhance the development’s eco-friendly design.
Megaworld expects to generate around P3.5 billion in sales from Saint-Marcel Residences, with turnover slated for 2030. This development joins the company’s other notable projects in Capital Town, including the award-winning Chelsea Parkplace, Bryant Parklane, and Montrose Parkview, further solidifying Megaworld’s presence in Pampanga’s booming real estate market.
