For many Filipinos, the dream of owning a home begins with a simple question: “Kaya ko na ba?’
That question may now be easier to answer as SM Development Corporation (SMDC) and the Home Development Mutual Fund, or Pag-IBIG Fund, join forces to make homeownership more accessible to Filipino workers here and abroad.
The two institutions signed a Memorandum of Understanding (MOU) on September 8, formalizing their collaboration on homebuyer education, seller preparation, initial buyer guidance and planned homebuyer programs. The partnership brings selected Pag-IBIG-accredited SMDC projects together with clearer information and support for prospective homeowners.
The collaboration comes as Pag-IBIG Fund’s maximum housing loan amount has increased to ₱10 million, giving qualified members more financing possibilities. But for many would-be homeowners, knowing how much they can borrow is only the beginning.
They also need to know which properties are accredited, what payments they can manage, what documents to prepare and where to get reliable guidance.
That is where the SMDC-Pag-IBIG partnership hopes to make the homebuying journey clearer.
More than a loan
A home means something different to every Filipino.
For a young professional, it could mean living closer to work and spending less time in traffic. For a growing family, it could mean having more space for the children. For an overseas Filipino worker, it could be the long-awaited house where the family can finally come home.
These dreams often take years of hard work, saving and planning.
“My father has always believed in building a nation of homeowners,” said SMDC Vice President and Head of Design, Innovation and Strategy Jessica Sy. “That vision is personal to our family because a home gives people stability, a place to belong and something lasting to pass on. Through our partnership with Pag-IBIG Fund, we can help more Filipino families explore a practical way to own a home and understand how to begin.”
SMDC’s portfolio offers different home formats designed around varying needs, including location, space, lifestyle and budget. Its offerings include SMDC Heights for city-centered high-rise living, SMDC Nature for mid-rise communities focused on open space and wellness, and SMDC Symphony Homes for house-and-lot communities in regional growth areas.
Selected Pag-IBIG-accredited SMDC projects currently include0 Coast Residences in Pasay City, Spring Residences in Parañaque City, Hill Residences in Quezon City, and SMDC Cheerful Homes 1 and 2 in Pampanga. Additional SMDC projects in Makati, Mandaluyong and Pasay are undergoing accreditation.
Making the first step easier
Homebuyer education is at the heart of the partnership.
SMDC is training its sellers and developing frequently asked questions to help them respond to initial inquiries about Pag-IBIG financing. Buyers can also turn to the SMDC x Pag-IBIG Helpdesk for information on participating projects, indicative computations and basic documentary requirements.
“Most buyers ask very practical questions: ‘Pasok ba ako? Magkano ang kailangan kong ihanda? Ano ang susunod?’” said SMDC Senior Vice President and Head of Customer Support Marking Que.
“They should not have to piece the answers together on their own. Our role is to give them a clear starting point, help them prepare and connect them to the Pag-IBIG Fund process.”
Pag-IBIG Fund, however, remains responsible for determining borrower eligibility, property appraisal, actual loan amounts and loan approval based on income, capacity to pay and applicable program rules.
Pag-IBIG Fund CEO Marilene C. Acosta said the partnership gives qualified members a more practical path toward finding and financing a home that suits their needs and budget.
“Affordable financing truly serves its purpose when our members also have suitable homes to choose from,” Acosta said.
Financing that goes farther
Pag-IBIG Housing Loans are available for up to ₱10 million per qualified borrower, with repayment terms of up to 30 years.
Qualified socialized housing borrowers may avail themselves of the subsidized 3% rate, while members purchasing homes above the socialized housing ceiling may qualify for promotional rates of 4.5% for loans up to ₱4.9 million or 5.75% for loans above ₱4.9 million and up to ₱10 million.
The promotional rates are available until December 31, 2026.
For SM Prime and SMDC President Jeffrey C. Lim, making homeownership more attainable requires cooperation between government and the private sector.
“Homeownership is too important for any one institution to address alone. Making it more attainable requires strong partners with a shared commitment to Filipino families,” Lim said.
DHSUD Secretary Jose Ramon P. Aliling, who also chairs the Pag-IBIG Board of Trustees, said the partnership supports the administration’s efforts to expand affordable homeownership under Expanded 4PH.
“The direction of President Ferdinand R. Marcos Jr. under Expanded 4PH is clear. Government and the private sector must work together so that more Filipino families can own homes that suit their needs and budgets,” Aliling said.
Bringing the dream closer to OFWs
The partnership also looks beyond Philippine shores.
SMDC is preparing housing caravans and roadshows in selected Philippine and overseas locations to bring information about accredited home options and Pag-IBIG financing closer to Filipino workers wherever they live.
For OFWs, homeownership plans are often made from thousands of kilometers away—between shifts, across time zones and while their families remain in the Philippines. The planned overseas outreach aims to give them opportunities to explore housing options even before they return home.
Because in the end, a home is more than an address. It is a place where families can rest, grow and build what comes next.
And for Filipinos asking, ‘Saan Aabot ang Pag-IBIG Mo?’
