The Bases Conversion and Development Authority (BCDA) and Ayala Land Inc.-led Station Square East Commercial Corporation (SSECC) are set to undertake a ₱1-billion modernization program for Market! Market! following the finalization of a 12-year-and-seven-month lease extension.
Under the agreement, SSECC will continue operating the BGC commercial center for an additional 12 years and seven months beginning June 5, 2027, while committing ₱1 billion in capital investment to modernize the property and prepare it for integration with major mass transit infrastructure.
Ayala Land President and CEO Anna Ma. Margarita B. Dy said the modernization aims to reinvent Market! Market! while preserving its value to the community.
“We are committed to reinventing and modernizing Market! Market! for its next act,” Dy said, noting that renewal also means investing in established places to create greater value for future generations.
BCDA President and CEO Joshua M. Bingcang said the partnership reflects the agency’s commitment to maximizing the economic and social value of government assets.
“Market! Market! has long served as an accessible bridge connecting everyday Filipinos to the opportunities within BGC,” Bingcang said.
He added that the integration of the Metro Manila Subway will help create a seamless, future-ready urban center serving the public.
The property is set to host the Bonifacio Global City Station of the Metro Manila Subway, linking BGC to key gateways such as the Ninoy Aquino International Airport.
The modernization will also support BCDA’s transit-oriented development plans, including the repurposing of a portion of Market! Market!’s Central Plaza to strengthen its role as an intermodal mobility hub.
Originally envisioned in Ayala Land’s 2000 master plan as “Convergence Square,” Market! Market! was designed around retail, public transportation, and civic space.
More than two decades later, the property is poised for a new chapter as an integrated retail, mobility, and community destination at the center of Taguig’s growing business district.
